Repairs and maintenance

We offer landlords repairs and maintenance services which are carried out by industry acclaimed contractors who will attend to any repairs or maintenance work. We aim to allow up to two days for a repair or maintenance job to be completed but this could vary depending on the size of the job.

Rent collection

Rent is collected by the property manager every month on the date specified in the tenancy agreement. Deposits which are collected before the start of a tenancy will be backed in a deposit protection scheme. Any repairs and maintenance jobs carried out on a property will be deducted from the monthly rent along with the management fee plus an invoice will be sent to the landlord.

Lettings

We offer let only services to landlords by helping them find the best suitable tenants for their rental property. Most of our advertising is conducted online through online property portals such as Rightmove, zoopla, gumtree and others. We aim to find a reliable and hard working tenant for a rental property within two to three weeks however this would depend on market conditions as well as the type of property. In addition, landlords who wish to manage their own property can opt for a rent only service which gives them more transparency through an online management software.

Routine Inspections

Routine inspections are offered to landlords on a monthly or yearly basis but would depend on the length of the contract with a tenant. A checklist would be used on the day of the inspection and a full report will be provided to the landlord on the same day of the inspection.

Communication with tenant

Tenants will be given at least one days notice before a routine inspection is carried out and will be instructed to leave their room doors unlocked if they will not be present at the inspection. After the inspection, a report will be provided to the tenant detailing any areas of the property that need to be addressed. Tenants will be given at least one week to adequately clean any area of the property. 

Compliance certificates

As required by law, landlords must be able to provide an energy performance certificate (EPC) plus an electrical and gas safety certificate. There are numerous ways in which this can be obtained and we are able to help landlords acquire them.
